The government is championing wellness-centred housing as Nairobi’s high-end real estate market pivots toward sustainability and health-focused living.

Speaking at the launch of SILVA Gigiri, Cabinet Secretary for Health Aden Duale said modern housing must play a central role in advancing preventive healthcare under the Bottom-Up Economic Transformation Agenda (BETA) and Universal Health Coverage (UHC).

“Wellness-centric design is becoming a strategic tool in reducing disease burden and enhancing quality of life,” Duale said,

The CS noted that integrating health considerations into housing can help address rising cases of non-communicable diseases and mental health challenges.

The SILVA Gigiri development reflects this shift, incorporating expansive green spaces, natural lighting, serene outdoor environments and wellness amenities such as a 300-metre jogging track aimed at improving residents’ physical and mental well-being.

Silva Gigiri Managing Director Bashar Muhamed said the project represents a broader rethink of urban development in Africa.

“This is not just another development; it is a belief in building responsibly for future generations. Africa has the potential to define its own architectural identity, one that reflects our climate, environment and way of life,” he said.

Industry data shows the shift is being driven by market demand, with prime residential prices in areas such as Gigiri, Karen, Muthaiga and Runda rising by 5–8 percent annually, while rental yields remain strong at 6–8 percent. Buyers are increasingly prioritising wellness, sustainability and long-term value over traditional luxury features.

Somalia’s Ambassador to Kenya, Jabril Abdulle, said Nairobi’s growing appeal as a real estate hub is attracting international investors.

 “Nairobi remains one of Africa’s top destinations for real estate investment… its role as an economic and diplomatic hub enhances its attractiveness,” he said.
