Former Deputy President Rigathi Gachagua and Julia Muthoni Mwangi have been accused of unlawfully occupying a Nairobi apartment without meeting the terms of purchase.

In a demand letter dated September 30, 2025, Adrian Kamotho Njenga & Company Advocates, acting for Royal Importers and Exporters Limited, allege that the two gained access to Unit 02 on the first floor of Block D at Skyrock Apartments, erected on L.R. No. 330/317, without paying the agreed purchase price of Ksh.25 million.

The letter states that the sale agreement required full payment before taking possession, but despite this condition, the pair has remained in occupation.

The property owner accuses them of failing to honor their obligations and “deliberately taking the client for a ride.”

The demand instructs Gachagua and Mwangi to immediately vacate the premises, admit liability for unlawful occupation, and settle all outstanding sums, which will be calculated based on prevailing market rates.

It warns that failure to comply will trigger legal action, including the possible auction of items in the apartment.
