Construction of 10,000 Affordable Housing units begins at Konza City

Construction has officially begun on a landmark 10,000-unit housing project in Konza City under the government’s Affordable Housing Programme. President Dr William Ruto presided over the groundbreaking ceremony, laying the foundation stone for the first phase of the development.

Phase One will deliver 1,000 housing units, followed by 1,998 units in Phase Two, with the remaining units to be completed in the final phase. The project is expected to generate over 3,000 direct and indirect jobs while stimulating the manufacturing sector through the local supply of construction materials.

Phase One comprises eleven residential blocks—four Type A, five Type B, and two Type C—providing a balanced mix of social, affordable, and market-rate housing.

The development will feature key amenities including a kindergarten, outdoor children’s play area, basketball court, landscaped green spaces, clothes drying areas, a clubhouse, borehole, and backup generator. These facilities are designed to promote sustainable, family-friendly living in a secure environment.

Currently, more than 400 workers—mainly local youth and women—are engaged at the site, supported by professionals from the built environment. The project has also integrated the Machakos Town Jua Kali Association into its supply chain through ring-fenced contracts worth over KSh 80 million for the fabrication of steel doors and windows.

Phase Two will comprise twenty-one residential blocks featuring social, affordable, and market-rate units. It will include a kindergarten, Level 3 hospital, community centre, mixed-use development (MUD), primary and secondary schools, outdoor play areas, basketball court, landscaped green spaces, clubhouse, borehole, and backup generator—creating a complete, resilient neighbourhood.

Ground preparation works for Phase Two are already underway, with about 200 workers currently on site. Workforce numbers are expected to increase significantly as construction advances to the superstructure and finishing stages, creating more opportunities for artisans, technicians, and suppliers.

The developer has again partnered with the Machakos Town Jua Kali Association through ring-fenced contracts worth over KSh 180 million for the fabrication of steel doors, windows, balustrades, and other fittings—ensuring that value and economic benefits remain within the local community.
